Why Parking Lots Crack in North Texas: Blackland Clay Explained

If you manage property in Dallas-Fort Worth, you have watched a parking lot crack for no obvious reason. Traffic did not change. Nobody dropped anything heavy. The asphalt just opened up.
The cause is almost always underneath the pavement, not in it. We named the company after that soil because understanding it is the whole job here.
What the Blackland Prairie actually is
The Blackland Prairie is a belt of dark, fine-grained clay soil that runs roughly from the Red River down through Dallas and on toward San Antonio. Dallas, Plano, Frisco, McKinney, Allen and most of our service area sit on it.
The clays here are high-plasticity smectite clays. In plain language, the individual clay particles absorb water into their structure and physically get bigger. When they dry out, they shrink back and pull apart, which is why you see deep cracks open in bare ground across North Texas every August.
This soil is measured with something called the plasticity index. Stable soils sit low. Much of the Blackland belt tests high enough that engineers assume significant vertical movement as a design condition, not an exception.
The swell and shrink cycle, step by step
Start with a dry late summer. The clay under your lot has contracted, and the soil has pulled away from itself. The pavement above loses uniform support and settles unevenly, which puts tension in the asphalt where it spans the low areas.
Then a fall storm arrives. Water enters through cracks, joints, unsealed edges and any low spot that ponds. The clay takes it in and expands, sometimes lifting sections of pavement measurably.
The lift is never uniform. One area of the lot has better drainage, another sits under a downspout, another is shaded. Different areas move different amounts, and the asphalt has to absorb the difference. It does that by cracking.
Repeat that cycle a few times a year for a decade and you get the classic North Texas pattern: long meandering cracks that do not follow any construction joint, followed by alligator cracking where the base has finally lost support, followed by potholes.
Reading the signs on your own lot
Different distress patterns point to different causes, and knowing the difference tells you whether you have a surface problem or a soil problem.
- Long, wandering single cracks that ignore joints: soil movement. Seal them now.
- Alligator or fatigue cracking in a patch pattern: the base has failed under load. Sealing will not help; this area needs full-depth repair.
- Depressions that hold water after rain: differential settlement, and a feedback loop, since ponded water feeds the clay more moisture.
- Cracking concentrated near landscaping or large trees: root systems pulling moisture out of the soil unevenly.
- Cracking at the edges of the lot with no curb: unconfined edges plus moisture entry, the most preventable version of this problem.
How you build for soil that moves
You cannot stop Blackland clay from being Blackland clay. What you can do is control moisture and build sections that tolerate movement.
On new construction that means subgrade stabilization, adequate and properly compacted base, appropriate asphalt thickness for real traffic loads, and drainage that actually gets water off the pavement and into an inlet rather than to the edge of the lot where it soaks in.
On existing pavement it means the same goal by different means: seal every crack, seal the surface, fix ponding areas, keep irrigation from spraying onto and under the asphalt, and repair failed base sections properly instead of skinning over them.
The maintenance sequence that works here
Order matters more than people expect. Doing these out of sequence wastes money.
First, repair structural failures with full-depth patching. Second, seal cracks with hot-pour rubberized sealant. Third, correct drainage and ponding. Fourth, sealcoat the surface. Fifth, restripe. Then repeat crack sealing annually and sealcoating every two to three years.
Sealcoating a lot full of open cracks looks great for a month and accomplishes nothing structurally. Striping over failing pavement is worse, because you are paying to make a liability look tidy.
Why this is worth caring about
The economics are not subtle. Crack sealing and sealcoating a mid-sized commercial lot on schedule costs a small fraction of resurfacing it, and it reliably delays that resurfacing by years.
The properties in DFW that get twenty-plus years out of their asphalt are not the ones with better luck or better original construction. They are the ones where somebody kept water out of the clay, year after year.
