Asphalt Overlays vs. Full-Depth Paving

A mill-and-overlay resurfaces a lot whose base is still sound, typically at half the cost of rebuilding it. Full-depth paving removes the asphalt and the base, corrects the subgrade and rebuilds the section from the ground up.

Dallas and its northern suburbs sit on the Blackland Prairie, a belt of high-plasticity black clay that can swell dramatically when it takes on water and shrink just as hard through an August drought. That vertical movement travels straight up through asphalt.

How long does new asphalt last in North Texas?
A properly built commercial lot should give you 18 to 25 years with maintenance. Without sealcoating and crack sealing on a schedule, expect closer to 10 to 12 on Blackland clay.
Can you overlay instead of tearing out?
If the base is sound and the failures are surface-level, an overlay is usually the better value. If we see alligator cracking, pumping or rutting, an overlay just hides the problem for a season.
How long before we can drive on it?
