Hot-Pour vs. Cold-Pour Crack Filler
Cold-pour filler comes out of a pail, costs less and shrinks as it cures. On a lot that moves seasonally it debonds from the crack wall within a season or two, and the water path reopens.
Hot-pour rubberized sealant is melted, placed at temperature and bonds to a routed reservoir. It stays flexible through Texas summer expansion and January contraction, which is the entire point on expansive clay. We use hot-pour on commercial pavement, full stop.

Why Crack Sealing Matters More on Expansive Clay
An open quarter-inch crack is a direct pipe from a thunderstorm into the clay under your lot. The soil takes the water, swells, then dries and shrinks, and the crack widens a little more each cycle.
Seal the cracks and you break that loop. Ignore them for three years and you are usually buying full-depth patching instead.

- How often should we crack seal?
- Annually or every other year for most commercial properties in North Texas. New cracks form every season here.
- What size crack is worth sealing?
- Roughly a quarter inch to one inch. Hairlines are handled at sealcoating, and anything wider or spidered needs patching.
- How long until traffic can return?
- Usually 30 to 60 minutes after placement. We often complete a lot in a single day.
- Will sealed cracks be visible?
- Yes, they show as black bands. Sealcoating afterward makes the surface uniform.
